1. Schedule your metal building inspections for twice a year.

The first step is to conduct a comprehensive inspection twice a year. Spring and fall are optimal inspection times to prepare for the weather extremes of summer and winter. Ensure that your inspections include:

• The exterior “envelope” of the metal buildings, such as the walls or roof. Examine all seams to ensure that nothing has lifted, buckled, shifted, or warped to expose new openings. Inspect the metal panels for any early signs of corrosion or damage from storm debris.
• Screws, bolts, and fasteners that may have come loose during natural shifts and contractions due to temperature changes.
• Interior spaces, such as walls and insulated areas. Look for signs of moisture or dampness that can be indicative of leaks

2. Carefully wash the metal exterior.

Over time, any exterior surface will collect dirt, dust, pollen and other residue. This is not only unattractive, but potentially harmful for your metal building as well because it can trap moisture that affects the reflective coating or can promote corrosion.

• Use mild soap with a low-pressure system, making sure to rinse well.
• Avoid high-pressure washing near seams, to prevent tiny leaks in small cracks.
• Don’t use abrasive scrubbers or else you may scratch or damage the protective coating.

3. Check the roof and drainage

Metal buildings are highly durable and can withstand the extreme weather. But standing water can present issues for any structure, including ones made out of metal.

• Clean gutters and downspouts to ensure that water flows freely from top to bottom. Don’t forget to clear off any debris from the roof as well.
  
• Inspect seams and flashings to ensure a proper seal. Recaulk any cracks or old sealants using high-quality materials.

4. Fix minor issues during the inspection

Take this opportunity to perform other routine metal building maintenance items, such as:

• Treat rust spots promptly to prevent further erosion. Do not simply paint over the rust.
• Check all weatherstripping and replace any worn areas.
• Clear overgrown vegetation away from the exterior walls, leaving approximately 12 to 18 inches of space to allow proper airflow.
